What We Acquire
Four Categories. One Philosophy.
We focus on real assets and income-producing investments where our experience, relationships, and long-term perspective give us a meaningful edge.
How We Think About Value
Quiet Acre Capital does not chase trends or deploy capital to meet a fund timeline. We evaluate each opportunity on its own merits — asking whether it represents durable value, whether we can own it responsibly, and whether it fits our long-term model. Our emphasis is on sustainable cash flow, capital preservation, and responsible stewardship of real assets.
Energy, Minerals & Royalties
Mineral interests, royalties, and energy assets — where the firm began.
Our roots are in the energy and mineral rights space. We have acquired producing and nonproducing mineral interests, oil and gas royalties, and related energy assets across Texas and Oklahoma. This remains a core focus area and one where our relationships and experience run deepest. We work directly with landowners, heirs, and estate representatives — and we handle every situation with care.
- Producing and nonproducing mineral interests
- Oil and gas royalties and overriding royalty interests
- Active in Texas and Oklahoma
- Willing to work with landowners, estates, and intermediaries
Commercial Real Estate
Income-producing properties with sound fundamentals and long-term economics.
We focus on income-producing commercial properties with stable tenancy, disciplined acquisition pricing, and long-term income potential. We are not a development-first firm, but we will consider select value-add opportunities where the underlying asset is sound and the business case is clear. Our emphasis is on properties that generate sustainable cash flow and preserve capital over time.
- Income-producing with stable or improving occupancy
- Disciplined acquisition pricing relative to fundamentals
- Select value-add situations with a clear long-term thesis
- Long-term hold orientation
Land & Strategic Real Estate
Undeveloped land and strategically located parcels with long-term potential.
We acquire land with strong underlying fundamentals — whether agricultural, transitional, or development-oriented. We are patient buyers with no forced timeline. Our focus is on parcels where the long-term value case is clear, the acquisition price reflects appropriate discipline, and patient ownership creates optionality over time.
- Agricultural, transitional, and select development land
- Disciplined pricing relative to underlying value
- Long-term hold with optionality
- Texas and surrounding region preferred
Special Situations
Distressed, overlooked, or complex assets with long-term recovery potential.
We are comfortable with complexity. Distressed assets, estates, litigation-adjacent situations, and other special circumstances often create opportunities for patient, well-capitalized buyers. We evaluate these on a case-by-case basis with a focus on underlying asset quality, long-term recovery potential, and our ability to own the asset responsibly.
- Distressed or underperforming assets with recoverable value
- Estate and probate situations
- Complex ownership structures or title situations
- Patient capital — no forced timeline
